The BIM Modeling Process

1. Ordering Process Request Capture Services

Customers begin by placing an order that describes the scope of work and level of detail needed. We then schedule on site capture. Our tie on site is dependent on project scope and building size.

2. On-Site Data Collection Site Visit for Scanning

Once an order is placed, trained technicians visit the site with Matterport devices and/or LiDAR scanners. These devices capture high-resolution 3D scans of both interiors and exteriors, creating a digital twin of the property. For projects needing precision, such as architectural or engineering designs, the LiDAR scan achieves millimeter-level accuracy, making it suitable for CAD and BIM creation​.

3. Matterport 3D Digital Twin Sharing Cloud Upload and Access

After scanning, the digital twin is uploaded to the Matterport Cloud. The customer receives access to an interactive 3D model, allowing for virtual walkthroughs. This model can be shared with stakeholders for project reviews or as documentation for construction milestones​.

4. CAD Drawing or BIM Model Creation Data Processing

From the digital twin, detailed point clouds are generated. These are processed and converted into either CAD drawings or BIM models based on the customer’s requirements. The BIM model may include walls, windows, doors, structural elements, and other architectural features, while CAD files provide 2D layouts or detailed technical drawings. Advanced integration with platforms like AutoCAD and Revit ensures seamless workflow for engineers and architects​.

5. Final Delivery Delivery and Integration

The completed CAD drawings or BIM models are delivered in the requested format (e.g., .DWG, .DXF for CAD or .RVT for BIM). These files are compatible with popular AEC (architecture, engineering, and construction) tools, enabling easy integration into your existing projects​.

Level of Detail

Clarification on the level of detail for any project is the most important thing in giving a good estimate on timeline and price. Our team works with each client to understand their project scope and provide innovative solutions.

Core & Shell

Basic architectural elements as well as location of lighting, switches, outlets, etc.

LOD 200 spaces are modeled with bounding elements such as walls, elevation, and columns. It defines the perimeter and area of spaces which is calculated with respect to the bounding elements. It includes vertical bounding elements and space objects that are associated with it.

Trim profiles, crown molding, ceiling detail, exterior detail

General outlines of the fine details.

At the conclusion of 300 level, a model will contain the accurate quantity, size, location, and systematic relationships of all objects that will eventually be installed. The data about all objects will be filled in with all basic information. No space claims or rough shapes should exist for any object that will be installed (space claims to protect space for code compliance or similar will still be present).

The fine details

LOD 350 elements contain the same information as LOD 300, but they also include interfaces, supports, or connections with other building components. It displays how one system interacts with the other building systems.
